Property management software user Vanguard Residential, the multifamily management subsidiary business unit of Maryland-based Vanguard Realty Group, announced its selection of Property Solutions’ Entrata PaaS to provide seamless online management from lead to lease and throughout residency. With a comprehensive selection of technology including websites, resident portals, payments, online leasing, renters insurance, parcel management, utilities, resident screening, lead management, mobile tablet leasing, ILS marketing, and more, Vanguard has brought together all aspects of its system schema within a single database, powered by Entrata Core accounting.

In the past decade, Vanguard witnessed strong advances in multifamily software but was not satisfied with the disparate nature of using an integrated web of vendors to meet their unique needs. “There were a lot of opportunities, but they were individual packages and pieces of software that you would have to write up an integration with your main system,” said Director of Accounting & Information Technology Jonathan Santamaria. “Whenever we would look into some of those options, we were very apprehensive because it created more work and more risk on our end to connect, mobilize, and reconcile data.”

The Residential team at Vanguard began exploring multifamily software applications in 2011 and discovered Property Solutions’ Entrata® PaaS last spring, noting a distinct benefit in its single platform offering. “We really looked at everything that was out there and Property Solutions stood above all other products, from both the affordability and the dynamism of its entire workflow,” said Vanguard Director of Property Management Luis Guevara.

“With Entrata you have everything. It’s a total workflow process—an A to Z solution,” said Vanguard’s Roberta Mauzy, a driving force behind the new initiative. “And from an administrative perspective, we’re able to maintain data integrity without any secondary reconciliation from a single one-stop entry. It’s the future, and it’s achievable. You don’t need to be a multibillion-dollar company to have a single platform database.”

As Guevara explained, this translates to greater simplicity and convenience for residents at every stage of the leasing cycle, “With Property Solutions, we can reach a broader section of the market. You want to make it as easy as possible for online users to discover the property, submit an application, and eventually enjoy conveniences such as online rent payments and work orders.” This provides onsite efficiency with an even greater potential impact. “Because processes are now online and streamlined, onsite staff members are equipped with accurate, real-time information to respond faster and improve communication. In this industry, our success is based on relationships and you’re never going to get away from those face-to-face connections. Technology just enhances it.”

Property management software user Vanguard is a company that’s driving industry technology to where it needs to be. They weren’t willing to put their money in inadequate products. They’ve been holding out for something that provides them with the freedom they need to do their business their way.
