4. Website Tracking and Visitor Identification
Cookies and Similar Technologies
SimplifyEm and our service providers may use cookies and similar technologies to support website functionality, understand how visitors use our website, measure engagement, perform analytics and attribution, and support our sales and marketing activities.
On certain public marketing pages, we may use a visitor-identification service to help us understand which businesses or business professionals may be interested in SimplifyEm.
Our visitor-identification technology may process information such as IP address, browser and device information, the public webpage visited, the referring webpage, timestamp, cookies, and similar identifiers.
Our visitor-identification provider may associate website activity with business or professional information maintained by the provider or other data sources, such as a person's name, company, job title, business contact information, professional profile, or general location. SimplifyEm may use this information to better understand interest in our services and to communicate with businesses and prospective customers.
Where Visitor Identification Is Not Used
We do not use visitor-identification technology on authenticated or sensitive areas of SimplifyEm, including:
- Login and authenticated account areas
- Tenant portals
- Payment pages
- Pages where rental applications or other sensitive information are submitted
- Other authenticated or sensitive areas of the SimplifyEm platform
Our implementation is also designed so that visitor-identification technology does not collect information entered into website forms, such as form-field contents or keystrokes.
Browser Privacy Signals
SimplifyEm recognizes enabled Global Privacy Control ("GPC") signals for our visitor-identification technology. When an enabled GPC signal is detected, our implementation is designed to prevent the visitor-identification technology from loading for that browser.
The absence of a GPC signal does not mean that a visitor has affirmatively consented to tracking. Browser privacy technologies and signals may operate differently depending on the browser and its configuration.
Opting Out of Visitor Identification
You may opt out of visitor identification through our visitor-identification provider's opt-out service: Opt Out of Visitor Identification
SimplifyEm also disables visitor-identification technology when an enabled GPC signal is detected as described above.

SMS originator opt-in information and consent will not be shared with third parties for their own marketing purposes.
8. Terms for Bank Verification
Why We Request Verification Information
SimplifyEm provides services that allow customers to collect rent, make payments, and transfer funds. To help protect our customers, owners, tenants, and financial partners, SimplifyEm or the financial institutions, payment processors, or verification providers supporting our services may need to verify the identity of an individual or business, the authority of an individual to act on behalf of a business, and ownership or authorized use of a bank account.
Verification helps prevent fraud, identity theft, unauthorized transactions, account takeover, and misdirected payments. It also helps our financial and payment partners satisfy federal banking, anti-money-laundering, customer-identification, and customer-due-diligence requirements.
Section 326 of the USA PATRIOT Act – Customer Identification
Section 326 of the USA PATRIOT Act requires covered financial institutions to establish a Customer Identification Program ("CIP") containing reasonable procedures to verify the identity of customers. Federal CIP requirements generally require covered financial institutions to obtain identifying information such as name, date of birth for an individual, address, and an identification number, and to take reasonable steps to verify that information. These requirements are intended to help financial institutions know who their customers are and reduce the risk of financial accounts being used for fraud, money laundering, terrorist financing, or other unlawful activity.
For additional information, see the official FinCEN guidance: Customer Identification Program Requirements under Section 326 of the USA PATRIOT Act
Bank Secrecy Act ("BSA") and Anti-Money-Laundering Requirements
The Bank Secrecy Act and related anti-money-laundering requirements establish a framework requiring covered financial institutions to maintain risk-based programs designed to detect and help prevent money laundering and other illicit financial activity. Depending on the institution and account, these programs may involve customer identification, customer due diligence, identity and business verification, transaction monitoring, recordkeeping, and fraud or risk assessment.
Know Your Customer ("KYC") and Customer Due Diligence ("CDD")
KYC refers to identity-verification and customer-due-diligence procedures financial institutions and financial-service providers use to confirm who their customers are. KYC is not a single law; rather, KYC procedures help institutions comply with requirements arising from laws and regulations including the Bank Secrecy Act, Section 326 customer-identification requirements, and related anti-money-laundering rules.
For certain legal-entity customers, covered financial institutions may also be required to obtain and verify information about beneficial owners. Under FinCEN’s current CDD framework, this generally includes each individual, if any, who directly or indirectly owns 25% or more of the equity interests of the legal entity, and one individual with significant responsibility to control, manage, or direct the entity. FinCEN issued relief in 2026 allowing covered institutions, in specified circumstances, not to repeat beneficial-owner identification and verification each time an existing legal-entity customer opens another account.
For additional information, see FinCEN’s current Customer Due Diligence Rule FAQs.
Information We May Request
Depending on the circumstances and requirements of the financial institution, payment processor, or verification provider, SimplifyEm or its partners may request:
Full legal name
Business legal name
Date of birth
Residential or business address
Social Security number
Employer Identification Number ("EIN")
Taxpayer Identification Number ("TIN")
Government-issued identification
Business formation or registration documents
Information about individuals who own or control a business
Bank statements
Voided checks
Documents demonstrating bank-account ownership
Other documents reasonably needed to verify identity, business ownership, bank-account ownership, or authority
Not every customer will be required to provide every type of information. The information requested depends on the account, payment service, verification circumstances, fraud or risk considerations, and requirements of the financial institution, payment processor, or verification provider involved.
SimplifyEm’s Role
Some federal banking and anti-money-laundering requirements described above apply directly to regulated financial institutions and other covered entities supporting SimplifyEm’s payment services. SimplifyEm may collect or facilitate the collection of identity, business, ownership, or bank-account information in connection with or on behalf of these financial, payment, or verification partners so that required verification can be completed. Providing requested verification information may therefore be necessary to activate, maintain, or continue using certain payment or banking features available through SimplifyEm.

Verification information may be used to:
Verify identity.
Confirm bank-account ownership or authorization.
Verify business ownership or authority.
Prevent fraud or unauthorized transactions.
